<br />EDA Special Meeting <br />January 6, 1997 <br /> <br />Page 2 <br /> <br /> <br />e <br /> <br />Terry provided a map indicating the proposed transportation and utility corridor <br />for the eastern area of the city, running S9uth from the intersection of County <br />Road No. 12 and 13 to 171 st and crossing Highway 10. Terry explained the logic <br />behind the proposed route, noting criteria such as topography, wetlands, <br />existing roadways, zoning, etc. Terry noted that this transportation corridor ties <br />in with the draft transpiration plan which has been in existence for <br />approximately 5 years. <br /> <br />4. <br /> <br />Proposed Industrial Site Opportunities - Steve Ach <br /> <br />Steve pointed out the 8 areas identified as potential industrial sites. Staff chose <br />these sites based on the criteria explained by Paul, and noted that all eight sites <br />are within the urban service area. Steve explained that Areas 3, 5, 6 and 7 were <br />identified largely because of their proximity to the proposed <br />transportation/utility corridor. <br /> <br />Discussion followed regarding the 8 areas identified by staff for possible industrial <br />development: <br /> <br />Area 1 (Wilson propertyl - Approximately 65 acres located north of County Road <br />30, between Waco and the Sandpiper Estates 2nd Addition <br /> <br />Area 2 (Outlot A, Brentwoodl - Approximately 17 acres located west of Highway <br />169, east of Irving Street and south of 197th <br /> <br />e <br /> <br />Area 3 - Approximately 33 acres located east of County Road 13 and north of <br />County Road 12 <br /> <br />Area 4 - (Hohlen property) - Approximately 8 acres located west of Highway 169 <br />south of Main Street <br /> <br />Area 5 - Approximately 25 acres located east of Highway 169 and south of the <br />existing Elk Terrace Mobile Home Park <br /> <br />Area 6 - Approximately 18 acres located east of Highway 169 and north of the <br />177th Avenue alignment <br /> <br />Area 7 - Approximately 85 acres along east Highway 10. south of the 177th <br />A venue alignment and west of Tyler Street alignment <br /> <br />Area 8 - 190 acres lying between east Highway 10 and the Mississippi River. <br />located south of the 167th Avenue alignment and north of the Oliver Kelley <br />Farm <br /> <br />Steve noted that Area 8 property is currently zoned residential. and has access <br />to Highway 10. This parcel could provide a large contiguous industrial/business <br />park. River frontage could possibly be dtFveloped as residential. <br /> <br />e <br /> <br />Discussion followed regarding each of the 8 areas. Commissioner Duitsman felt <br />Areas 1, 6, 7 and 3 would most likely be developed first. Area 8 appeared to fall <br />in the "long range" planning scenario.
