COID~issioner <br />Fox suggested the ten or fewer children day care centers could go into Rl, and <br />over ten children go into R2, R3, and Cl, with a conditional use permit. <br />Commissioner Lucas stated that as the City grows we are going to n:eed more <br />preschool centers. I~. Johnson suggested <br />replacing automobiles with motor vehicles or eliminating it completely, which <br />\fould then allow trucks, sno~~obiles, etc. Co~missioner Fox stated going back <br />to vehicle service stations. Commissioner Rootes suggested all motor vehicle <br />service stations. <br /> <br />Page 2, Item #12 - Co~missioner Lucas asked if there should be a size limitation <br />on the warehouse as a 100,000 square foot building could be put there. t~. <br />Johnson explained that had already been determined previously. <br /> <br />Page 2, Item #19 - Commissioner Lucas did not see how anyone was going to single <br />out a building area. Cow~issioner Fox cited the land ~There his house is built <br />would not be considered buildable and asked that if an adequate sewage system area <br />could be proved before a building permit could be issued. He also stated he <br />vTould like to keep A-1 zones as five acres and subdivide in the future. COID~is- <br />sioner Hinkle felt that there is not enough land to go around and five acres seems <br />like too much land for some. Commissioner Lucas asked about providing adequate <br />fire and police protection for these areas if they were 2~ acres. Co~missioner <br />Fox stated that the 2~ acre buildable lots would not benefit the farmer. <br />Co~missioner Lucas was concerned about discriminating against the ovmer with the <br />larger lots, as he would not be willing to pay the same price per acre as the one <br />who has 2~ acres. Commissioner Tracy and COID~issioner Hinkle liked the concept <br />of defining buildable areas. COID~issioner Fox expressed his concern about ~That <br />would happen to unbuildable areas. ~IT. Johnson explained that the land would <br />be ovmed by someone. Co~missioner Fox stated he could see no reason to change <br />do~m to 2~ acres, but it might be eliminating some people by the 5 acre. <br />COID_missioner Rootes stated we are here to protect the public not to cater to the <br />developers. COID_missioner Hinkle mentioned a neighbor who has 8 acres and only <br />vmnts to have 2~ acres and that there would be no way she could see the land <br />with a 5 acre restriction. CO~n~ISSIONER LUCAS MOVED THAT THE PLM~NING CO~~~ISSION <br />RECO~~~ND Tti~ DELETION OF ITE~ffi 19 ft~D 20 TO THE CITY COu~CIL. <br />Co~missioner Fox saw problems with the buildable on R-l and said we should go with <br />the five acres and forget the buildable portion. Cow~issioner Rootes agreed. <br />~tr. ~tiddaugh cited problems in the Coon Rapids area with large acreage and that <br />some people could not afford to keep it up. A~so, perhaps the buildable site <br />should be something that is determined in the building standards. CO~~4ISSIONER <br />TRACY SECONDED THE MOTION. MOTION PASSED 3-2, COl~1ISSIONERS HI~~LE A~D ROOTES <br />OPPOSED, COr@~ISSIONER TRACY, LUCAS, P~~D FOX ~~RE IN FAVOR OF THE MOTION. <br /> <br />As vrr. Johnson had to be at another meeting it was decided at this point to discuss <br />Maps 7 and Be. <br />
