All the spills were issued regulatory closure. The hydraulic <br />fluid spills were 10-50-gallons in size. One spill resulted in a 400-gallon sewage release. <br />Listed in the PFAS INDUSTRY database <br />Inactive air quality permit. Air pollutant class is listed as "minor emissions". Air operating status is <br />permanently closed. Pollutants listed include carbon monoxide, lead, nitrogen oxides, particulate <br />matter, sulfur dioxide, and volatile organic compounds (VOCs). <br />Three (two 250-gallon and one 200-gallon) aboveground storage tanks (ASTs) containing hydraulic <br />fluid and fuel oil #1 are listed as active. One 12,000-gallon UST containing diesel is listed as removed. <br />Listed as a very small quantity hazardous waste generator. No violations were found. Listed in the T 2 <br />database for diesel fuel, mineral oil, lube oil, and electrical equipment fluids storage. <br />Opinion:This site is not considered a REC for the Property since the numerous spill listings occured <br />inside the facility and were all issued regulatory closure. In addition, this site is located a <br />considerable distance away. <br />It should be noted that this is a limited file search and does not include a complete review of all <br />records and reports. However, the database report does contain a comprehensive listing of most sites <br />that are known to be or are suspected to have environmental concerns.For this Phase I ESA, the <br />database file search appeared to provide sufficient and current information on potential or reported <br />environmental impacts at or near the Property.A detailed map and description of the facilities <br />identified in the State and Federal databases are included in Appendix B. <br />4.2.4 Institutional Controls <br />The MPCA maintains an on-line dataset of Institutional Controls (ICs) in Minnesota.IC’s are <br />restrictions, conditions, or controls intended to protect the integrity of a response action and help <br />minimize the potential for exposure to contamination.
