28 <br />DOWNTOWN <br />King to Lowell <br />Key Outcomes <br />• Medium-to-high density housing, with active ground floor uses along Main Street, along the northern half of the block. <br />• Townhomes or similar owner-occupied housing along the southwest quadrant of the block, leveraging views of the river. <br />• A modest or boutique hotel along King Avenue NW, connecting Main Street to the Riverfront, leveraging views and access of the river. <br />• As development along the riverfront occurs, portions of land along the river is transitioned to public riverfront park space, with trails connecting Rivers Edge Commons to Bailey Point Nature Preserve <br />On the southwest edge of downtown, <br />the “King to Lowell” block offers <br />long-term, opportunity-driven <br />redevelopment potential to extend <br />the active frontage of downtown <br />while further activating the river. <br />The block is anchored by a funeral <br />home that sits on the east half of <br />the block. If it were to relocate in <br />the future, that site could become <br />a significant redevelopment <br />opportunity in that the property <br />spans Main Street to the River. <br />A redevelopment could include <br />a large mixed use project with <br />active street frontage, or a modest <br />boutique hotel.
