PROJECT EXPERIENCE
Bolton & Menk has led downtown planning and design projects across the Midwest, and beyond. Below are some examples of our downtown planning,
community engagement, public space, and infrastructure work. We would be happy to share additional experience or references upon request.
DOWNTOWN MONTICELLO MASTER
PLAN AND STREETSCAPE
CITY OF MONTICELLO, MINNESOTA
Monticello's downtown has been adversely impacted by regional
traffic and tensions over parking and density. The master plan created
a vision for downtown that connects the city's two most beloved
assets —the riverfront and the civic center —with a promenade lined
with new buildings, public art, and an all -ages trail. The plan converts
'retail -only' main street into an activate mixed -use destination. Since
plan was completion, more than 200 new housing units have been
developed, and key public spaces have been improved.
KEY TEAM MEMBERS:
Andrew Dresdner — Project Manager, Lead Designer
Britton Jones — Lead Landscape Architect
Mike Thompson — Planner
REFERENCE:
Angela Schumann, Community Development Director
763-271-3224, angela.schumann@ci.monticello.mn.us
PROJECT EXPERIENCE
ROBBINSDALE DOWNTOWN AND
STATION AREA PLAN
CITY OF ROBBINSDALE, MINNESOTA
Our team, working with Hennepin County, the City of Robbinsdale, and
the Metro Blue Line Extension Project, established a downtown plan
for Robbinsdale that evaluated future development opportunities,
multimodal circulation improvements, and new public space
opportunities. Bolton & Menk led the entire downtown station area
planning and analysis for downtown Robbinsdale. The team provided
development alternatives and explored integration of new LRT
infrastructure with the future desired urban form and key public space
opportunities necessary to stitch together the city's center.
KEYTEAM MEMBERS:
Andrew Dresdner — Project Manager, Urban Designer
Mike Thompson — Deputy Project Manager, Lead Planner
Britton Jones — Lead Landscape Architect
Tim Olson — Stormwater Management
Ashley Hudson — Funding Lead
REFERENCE:
Tim Sandvik, MPNA, City Manager
763-531-1258, tsandvik@ci.robbinsdale.mn.us
DOWNTOWN SIOUX FALLS PLAN
UPDATE I LCG
CITY OF SIOUX FALLS, SOUTH DAKOTA
Sioux Falls's downtown area had seen significant investment in recent
years, and was by all measures very successful, with a thriving retail
and entertainment scene, many new qualityjobs, and a range of urban
housing options. Through extensive stakeholder outreach including
interviews with developers, landowners, bankers, and brokers, LCG
helped to ensure that the plan updates were based on a sound
understanding of local and regional market supply and demand forces.
In addition to "right -sizing" expectations for future development
across major land use types, LCG's research led to recommendations
for prioritization of redevelopment opportunity nodes and advice for
how best to capitalize on emerging real estate trends.
KEYTEAM MEMBERS:
Ted Kamp — Project Manager, Lead Analyst
Jennifer Shuch — Analyst
REFERENCE:
Dustin Powers, Business Development Coordinator
605-367-8897, dpowers@siouxfalls.org
2024 DOWNTOWN SMALL AREA PLAN I ELK RIVER, MN 7
Page 97 of
