AULIK ACRES ADDITION <br /> <br />Dear :Mr. Leeseberg: <br /> <br />. As requested, we have reviewed the submittal package for the proposed Aulik Acres <br />Addition. The submitted information included a four-page plan set prepared by John Oliver <br />and Associates and dated October 28,2005. Also included were drainage calculations <br />prepared by John Oliver and Associates and dated October 2005. There was a wetland <br />delineation report prepared by Kjolhaug Environmental Services Company dated November <br />3,2005. Finally, there was a percolation test and septic design report prepared by Advance <br />On Site, Inc. dated August 19, 2003. Based upon our review and comments received at the <br />staff review meeting, we would offer the following comments: <br /> <br />1. The property in question is Lots 3 and 4, Block 1 of North Meadows Comer Addition. <br />It is located west of Meadowvale Road (County Road 32) and south of Ranch Road <br />(County Road 33). The proposal is to construct a short cul-de-sac and divide the <br />property into six lots. The lots range in size from just over 2.5 acres to 5.9 acres. <br /> <br />2. The property's west line is the City's west corporate boundary. Given the proximity of <br />Ranch Road, there appears to be no need to extend 216m Circle to the west City limits. <br />The properties both north and south are already platted, most of which are already built <br />upon so there appears to be no easy method to loop the streets either to the north or the <br />south. <br /> <br />3. The cul-de-sac meets the City ordinance for maximum length at just under 700 feet of <br />total length. <br /> <br />. <br /> <br />4.
