The applicant has been working with city staff and the City <br />Council to acquire a portion of the parcel to support development of their light manufacturing operation. <br /> <br />The plat creates two lots, the first of which is a 14.06-acre parcel which will be the site of the proposed light <br />manufacturing operation, and the second will be re-platted as an outlot to support future development. Both <br />lots will be served by city sewer and water and meet all minimum design criteria for a buildable lot in the <br />city’s business park zoning district. <br /> <br />The buildable lot will be sold by the city to the applicant. The city will retain ownership of the outlot and <br />continue to market the property for additional business park uses. <br /> <br />The proposed use of the site is a permitted use and will be reviewed under the city’s administrative site plan <br />review process. The use does not require a conditional use permit or any additional land use action from the <br />Planning Commission or City Council. <br /> <br />Applicable Regulations <br />Preliminary Plat <br />City ordinance Section 30-375 outlines the required findings for approval of a Preliminary Plat. <br /> <br />1. The proposed subdivision is consistent with the zoning regulations (article VI of this chapter) and conforms in all <br />respects with all requirements of this Code, including the zoning regulations and this article. <br />The property is zoned Business Park, and the proposed parcels meet all dimensional requirements. The <br />buildable lot is developable in its current form, but the outlot will need to be re-platted in the future. The <br />proposed subdivision is consistent with all zoning regulations. <br />Page 11 of 207
