This is considered a "360 degree" design treatment. Fenestration, prqjecting <br />bqys and all other architectural features shall be coordinated on all sides of the building. This building <br />accomplishes this. <br /> <br />Elements common to the Crciftsman, Arts & Crcifts are introduced with mullion pattern in the <br />windows which add pedestrian scale with patterns and rhythm. <br /> <br />Two walls signs, one on the "west" (actually north) and one on the "east" (actually south), <br />are indicated on the renderings and they comply with the design standards. <br /> <br />Although lighting is not indicated on the elevations, all exterior fixtures must have downward <br />directed light sources (full cut"ofI). Lighting shall comply with the design standards and exhibits <br />indicating locations on the building and on site shall be provided prior to City Council <br />submittal. <br /> <br />Landscaping <br /> <br />The landscape plan is consistent with the development. <br /> <br />Grading. Drainage and Utilities <br /> <br />Grading, Drainage and Utilities are addressed in the City Engineer's memo. <br /> <br />Planning Commission Actions <br /> <br />Noone spoke at the public hearing. The applicants architect spoke to the issue of lighting <br />and indicated that the building lighting will be under the canopies and that the site lighting <br />will the same as the other lights in the development. <br /> <br />The applicant was asked which roofing material they preferred and it was indicated that they <br />want to use the standing seam metal roof for maintenance issues. Discussion continued on <br />the material choice and that the Planning Commission wanted the materials to be uniform <br />for the entire development. Staff clarified that standing seam metal roof is consistent with <br />the design guidelines and consistent with past approved designs. <br /> <br />The Planning Commission unanimously recommended approval of the request. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend the City Council approve the request with <br />the following conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br />2.
