The utility <br />surveys are included in Appendix A of this document. Included are the following: <br /> <br />o Water: Domestic water lines to the City of Elk River are available at all sites. New <br />water lines are assumed to be required at all sites. <br /> <br />o Fire Protection: Fire protection lines are available at all sites. Pressures have not <br />been confirmed. Hydrants exist at Site Option A and Site Option C. A new hydrant <br />and loop may be required for Site Option B. Hydrant and valve locations to be <br />verified with the City to conform to additional service requirements beyond the site <br />for the intended loops. <br /> <br />o Natural Gas: Connections for natural gas are available at all sites but the extensions for <br />Site Option B and Option C are longer than reconnecting at Site Option A. Gas <br />pressures have not been confirmed but are assumed to be adequate for an original <br />construction and future expansions. <br /> <br />o Electrical Service: Connections for electrical services are available at all sites but the <br />extensions for Site Option B and Option C are longer than reconnecting at Site <br />Option A. Underground connections are assumed to be standard requirements. <br /> <br />o Sanitary Sewer: Connections for sanitary sewer lines are available at all sites but the <br />extensions for Site Option B and Option C are longer than reconnecting at Site <br />Option A. Invert elevations and sizes are available for Site Option B. Site Option A <br />and Option C need to be confirmed. <br /> <br />o It was noted on Site Option B that <br />culverts below the pathway provide <br />surface drainage of the site behind the City Hall. <br /> <br /> <br />o Storm Drainage: Storm drainage from parking <br />surfaces and roof surfaces will be <br />maintained on the site to the maximum <br />degree possible. Surface drainage plans <br />must be consistent with requirements of the <br />City of Elk River. Storm drainage system <br />will include an underground system of <br />reinforced concrete pipe to drain by gravity <br />to an appropriate watercourse if possible. <br /> <br />o At Site Option A, the storm drainage system will include curb inlets in the streets <br />and parking lots, area inlets at the interior of large expanses of parking lots and <br />on site connections to street and parking lot sub drainage systems, connections <br />to building roof drains, etc., as appropriate. <br /> <br />KKE ARCHITECTS: 0606.1159.01 <br /> <br />SITE FEASIBILITY STUDY REPORT <br /> <br />- 24- <br />
