ELK RIVER <br /> <br />The existing library is located on Proctor Avenue between 4th Street and sth Street in Elk River. <br />The existing site development includes the existing library building and parking. <br /> <br />a.) Site Map A map of the existing site is provided in Figure 4 and the <br />enclosed drawings as Appendix B of this text. <br /> <br />b.) Location of Building The potential building site areas are provided in the <br />enclosed drawings as Appendix C of this text. <br /> <br />c.) Acreage Contained All acres for the site are part of the existing city campus. <br />No new acres will be purchased. Total acres are 1.64 <br />acres. <br /> <br />d.) Zoning: Zoned "R1" <br />e.) Build able Area: 42,140 Square Feet or .97 acres / current zoning <br />f.) Ownership City of Elk River <br />g.) Cost of Acquisition No acquisition cost <br />h.) Geotechnical: No restrictions or objections <br /> <br />4. Archeologist: No implications known <br /> <br />S. Programmatic: This site offers a known identity and proximity to <br />neighborhoods, Handke School, and a site of sufficient size for <br />immediate needs. <br /> <br />6. Constructability: This site option provides some construction flexibility <br />without disruption of the current library programs, except for parking <br />restriction. <br /> <br />7. Traffic and Circulation: The location of parking to one side of the site <br />allows for control of exits and avoids pedestrian and vehicle <br />crossings. <br /> <br />8.
