outdoor storage section 30-807 states: Outdoor storage areas shall be completely screened from view within all <br />public rights-of-way and commercial or residentially zoned parcels. <br /> <br />The submitted site plan shows an area of approximately 35,000 sq. ft. of outdoor storage and the site has <br />approximately 91,000 sq. ft. of available space for outdoor storage. <br /> <br />Parking <br />The 120,000 sq. ft. warehouse space requires 60 stalls, and the 5,000 sq. ft. office space requires 17 stalls for a total <br />of 77 required parking stalls. Currently there are 136 stalls, but the proposed outdoor storage is removing 38 stalls <br />which will result in 98 parking stalls. Even by removing the stalls, the site will meet the required parking. <br /> <br />Applicable Regulations <br />In approving a Conditional Use Permit, the council may impose such specific conditions with regard to the <br />development or operation of the proposed use as it considers necessary to satisfy the seven standards set forth in <br />Section 30-654 and the requirements contained in this article and to promote compatibility with and minimize any <br />potentially adverse effects upon adjacent properties, the neighborhood or the city. <br /> <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br />1. These uses are primarily located off of <br />Highway 169, Highway 10, and the BNSF Railroad which provide easy access for the transferring of <br />goods throughout the region. <br /> <br />Staff do not see a need to impose specific conditions to satisfy this standard. <br /> <br />3. Will not impede the normal and orderly development and improvement of surrounding vacant property. <br />Except for the adjacent city owned property to the west, the surrounding area is developed.
