We all agree this is <br />a unique site for sure. Per your responses below, we updated the graphic and it is attached. We are down to 3 things to <br />address or discuss at the Parks meeting on Wednesday 6/14. <br />1. Ponding area credit - Per your responses on 6/6, please consider this Lennar's official ask to receive partial open <br />space credit on the water area. This is due to the fact that the City wants it as a central community feature, and <br />it has been discussed that it will most likely be a public amenity in the future. As I had previously requested, we <br />are seeking a credit of 0.5 ac of credit per acre rather than full credit. With the water area being approximately <br />14 acres, this would result in approximately 7 acres of credit for this or a future phase. Within the state of <br />Minnesota, public spaces centered on water features are just a way of life. Water provides seasonal recreational <br />value throughout the year and has many positive physiological effects on the general population. A great local <br />example of this is Orono park. Put simply, the water feature and possible future amenities to be programmed by <br />the City has value, and we are asking to receive some partial open space credit for this area through the PUD. <br />2. Trail corridor between basin J and basin K — As previously discussed, this is an extremely difficult place to locate <br />a trail corridor. In an effort to compromise and add the connection desired by the City, we relocated lot 194 to <br />the westerly block of homesites at the intersection of Road A and Road G. We can shift the trail east out of the <br />spillway through the flat area that was lot 194. We are asking for construction cost credit for this trail segment <br />because it will require a retaining wall and is an improvement being requested by the City that will require <br />additional engineering and have additional cost implications over and above our current preliminary plat. <br />3. Park trail & south loop trail -Given that the trail segment in the park (Outlot H) connects to the regional trail, <br />we are seeking construction credit for that. We are also seeking construction credit for the southern loop of the <br />waterfront trail because it will connect to the regional trail and also connects up to Ivanhoe Avenue, which will <br />facilitate regional vehicular and pedestrian mobility through the community and beyond. <br />Thank you for working through this process with us, and we look forward to hearing from you and re -visiting these items <br />with the Parks Board on 6/14 as well as keeping the project moving. <br />I will be out tomorrow, returning Monday. <br />Have a great weekend, <br />Paul <br />Paul Tabone <br />Land Entitlement Mgr <br />L..ENNAR <br />
