Planning Commission Page 3 <br />January 24, 2023 <br />----------------------------- <br />■ R2 expansion - west side <br />■ Bowling alley site - High Density Residential <br />• Courthouse parcel - High Density Residential <br />• Do we want to keep the CRT district in the southeast portion of the city? <br />■ Specht farm area — proposed mostly residential with commercial around <br />intersection <br />Mr. Leeseberg indicated staff is working with the city attorney regarding codification <br />of residential Planned Unit Developments. <br />Mr. Carlton reviewed the ordinance language, and the commission suggested the <br />following changes: <br />Sec. 30-R2: Minimum lot size shall be 1.5 acres for non-sewered lots. <br />Sec. 30-XYZ: R3: Parcels and principal structures: clarify the percentage of <br />preliminary plat are units and not acreage. <br />Comments from the commission included ensuring sidewalks and trails were <br />included in any language changes. <br />8.
