Review trail standards ��ith cityT staff and incorporate trail easements �uithin Outlot A as required. <br />Background/Discussion <br />The applicants, Jeff and Darlene Olson, are seeking approval of a . , <br />pYeliminary plat that would subdivide their e�sting 9.08-acYe single ���� �. <br />familyr paYcel into two buildable lots and one Yemnant outlot. One of <br />the lots will include the e�sting home, and the second lot will be � —� � � <br />developed as a single-family home. <br />Additionally, the plat dedicates a 66-foot right-of-way for 212`i' <br />Avenue NW to the north of both lots, and additional right-of-wayT for <br />Meadowvale Road NW, to the east of the developable lot The <br />Yemnant outlot is acYoss l�leadowvale Road and is below minimum <br />design standards. <br />The subject site is within the R-1a zoning district and Yequires a <br />minimum lot size of 2.5 acres and 160 feet of road frontage.
