Narrative Explaining request for appliction <br />at 13776189th Ave NW Elk !fiver, MN 55330 <br />Application Explanation: I am writing to seek an attached 22' by 26' garage variance for my single <br />family home located at 13776 189th AVE NW Elk River, MN 55330. Legal description: Lots 8 and 9, Block <br />2, The Fifth Plat Of Cozy in Section 30, Township 33, Range 26, City Of Elk River, Sherburne County, <br />Minnesota. <br />Exceeding Requirement Explanation: Our request exceeds the requirements as I am seeking the <br />placement of the garage to be 18' from the North Property line while zoning requirements are 35 feet. I <br />have taken into consideration the setbacks on the East, West and South side which meet zoning <br />requirements, and have spoke with Chris Leeseberg; Senior Planner several times with my intentions <br />and he advised us to go forward with the potential chance of variance, to again, provide proper shelter <br />for the occupant(s) and the occupant(s) personal property, increase value to the property, surrounding <br />properties, and to conform with the neighboorhood. <br />Criteria 1-5 <br />(B) <br />1. We are intending, although outside of the zoning distances to conform to the neighborhood while <br />also protecting personal property and self from the elements. <br />2. We are not only trying to conform with the neighboorhood as most, if not all currently have either a <br />detached or attached garage but we are trying to increase the value of the property, and make it safer <br />for the occupant(s). <br />(C) <br />1. Although our request is non complaint solely on the north end having an attached garage will add <br />value to the property, surrounding properties, and will provide adequate shelter for personal property <br />
