That part of the Northeast <br />Quarter of Section 15, Township <br />33, Range 26, described as follows: <br />Beginning at a point on the West <br />line thereof 855.01 feet North of the <br />southwest comer thereof; thence <br />North 406.03 feet; thence North 74 <br />degrees 00 minutes East along the <br />centerline of the existing driveway <br />222.97 feet to intersect the wester- <br />ly right of way line of U.S. Highway <br />No. 169; thence South 35 degrees <br />47 minutes East along said west- <br />erly right of way line 327.07 feet to <br />an iron stake known as the point of <br />curve; thence southeasterly along <br />said westerly right of way line on <br />a curve to the right With a central <br />angle of 43 degrees 28 minutes <br />and a radius of 1834.86 feet a dis- <br />tance of 90. 7 4 feet; thence South <br />7 4 minutes 26 seconds West a dis- <br />tance of 47 4.17 feet to the point of <br />beginning. That the rezon- <br />ing approved by this Ordinance is <br />based on the following findings: <br />1. The rezoning is consistent <br />with the City of Elk River Land <br />Use Plan adopted as part of the <br />City of Elk River Comprehensive <br />Plan. <br />SECTION 3. That this ordinance <br />shall take effect upon adoption and <br />be published as provided by law. <br />Passed and adopted by the City <br />Council of the City of Elk River this <br />18th day of July 2022. <br />John J.
