5. Tenant shall keep the Building and the Leased Premises free from <br />accumulations of debris caused by the Tenant's contractors and/or employees. Tenant <br />shall arrange for services to be provided for the removal of debris during the period <br />of Tenant's construction activity and on a continued basis thereafter. <br />B. Exterior Work. <br />Tenant shall perform no work which would in any way alter or modify the appearance or structural <br />integrity of the building without prior written approval from the Landlord. <br />C. Interior Work. <br />Tenant shall provide all necessary work according to the Plans and all local code requirements. <br />Tenant shall save, protect, indemnify and hold harmless Landlord, the Leased Premises and the <br />building and land of which the Leased Premises are a part, from and against all claims in the nature <br />of inechanics' liens arising out of either any contracts entered into, or any services, labor or materials <br />rendered, with respect to the Tenant's Work or the Tenant Improvements. <br />Tenant agrees to require all General Contractor engaged in the performance of Tenant's Work to <br />effect and maintain and deliver to Tenant and Landlord certi� cates evidencing the existence of, prior <br />to the commencement of Tenant's Work and until completion thereof, the following minimum <br />msurance coverages: <br />a. Workmen's Compensation Insurance - In accordance with the laws of the <br />State where the Leased Premises are located, including Employer's Liability <br />Insurance, to the limit of $100,000 each accident. <br />b. Comprehensive General Liability Insurance against bodily injury, including <br />death resulting therefrom, to the combined aggregate limits of $1,000,000. <br />c. Automobile insurance, including "non-owned" automobiles against bodily <br />injury, including death resulting therefrom, to the combined aggregate limit of <br />$500,000 forpersonal injury, and againstproperty damage to the combined aggregate <br />limit of $100,000. <br />Prior to the start of the construction of Tenant's Improvements, the Tenant shall provide the <br />Landlord with evidence satisfactory to Landlord that the Tenant has suf�cient funds to construct the <br />Tenant's Improvements. <br />26 <br />zzi4s2�9 <br />
