5. Oversees Cit�T facilities. <br />A. Monitors new building construction projects and building remodeling. <br />B. On call foY building emeYgency alarms. <br />C. Monitors and maintains a record of facilityT energy consumption through the State of <br />iVlinnesota B-3 Benchmarking program. <br />D. Develops and manages a facilityT capital improvement project schedule. <br />6. Performs other essential job duties. <br />A. Regular and timelyT �uork attendance. <br />B. Follo�vs all safety procedures. <br />C. Participates in safetyT training and provides safetyT training for staff. <br />D. Ensures current SDS records are maintained for applicable products. <br />E. Develops and manages the facilities maintenance budget. <br />F. Assists the emergencyT management director with maintenance on early warning <br />sirens. <br />Required Knowledge, Skills, and Abilities <br />❑ Kno`vledge of and experience in the practices, procedures, equipment, chemicals, and <br />materials used in building maintenance. <br />❑ Knowledge of and experience in basic maintenance work (including carpentryT, diesel <br />po`vered standby- generators, plumbing, electrical and heating syTstems). <br />❑ Knowledge of basic computer functions and computerized climatic control syTstem. <br />❑ Skilled in the safe operation of hand and power tools and building maintenance equipment. <br />Requires the ability- to `vear and use all safet�r equipment as necessaryT. <br />❑ Skilled in the safe operation of motorized equipment. <br />❑ Ability to lift and carryT heavy objects, climb, crawl, stand, bend, reach, and manipulate <br />objects and equipment requiring manual dexterinT as needed to perform duties. <br />❑ Ability to perform strenuous ph�Tsical labor under adverse environmental conditions. <br />❑ AbilityT to work independentlyT and prioritize duties. <br />❑ AbilityT to establish and maintain effective working relationships with co`vorkers, vendors, <br />and the public. <br />❑ AbilityT to read, understand, and follow `vritten and oral instructions, including safetyT rules. <br />❑ Abilityr to compYehend, calculate, pYoblems solve, and consult Yelevant sources and manuals. <br />❑ AbilityT to supervise employTees. <br />❑ AbilityT to lift 50 pounds. <br />Minimum Qualifications <br />❑ High school diploma or equivalent. <br />❑ Valid driver's license and good driving record. <br />❑ Five yTears of experience in building maintenance and commercial HVAC syTstems including <br />computer-based system controls. <br />❑ State of iVlinnesota Special Boiler's License or abilityT to acquire in 60 dayTs of hire. <br />❑ Basic computer skills. <br />❑ Three yeaYs of supervisoryr experience. <br />❑ Building Operator Certification (BOC) or completion of post-secondaryT program in related <br />field. <br />Page 2 <br />Facilities Maintenance Superintendent Final Diaft <br />
