City of Elk River <br />Facilities Maintenance Superintendent <br />� �Y Position Description <br />Department/Division: Immediate Supervisor: <br />Public Works/Facilities Maintenance Public Works Director <br />Pay Grade: <br />FLSA Status: <br />Last Updated: (date) <br />4/2022 <br />6E <br />Positions Supervised: <br />Assistant Faciliries Maintenance <br />tendent, Maintenance Technician, Laborer, Seasonal Staff <br />Position Summary <br />The Facilities Maintenance Superintendent supervises building/facility syTstems operation, <br />maintenance, repair, and contractual service agreements; performs maintenance activities in and <br />around cityT facilities; performs maintenance and repair of facilit�T syTstems; manages building and <br />exterior grounds maintenance activities. Trains and mentors Assistant Facilities Maintenance <br />Superintendent in all functions of the Superintendent position. <br />Essential Functions <br />Monitors the functioning of electrical, plumbing, heating, air conditioning, and other <br />mechanical systems. <br />A. Operates seasonal controls for cityT buildings, i.e. heating and air conditioning. <br />B. Develops and executes maintenance program on all heating, ventilaring, and air <br />conditioning (HVAC) units. <br />C. Changes filters, cleans coils and condensers in HVAC units for cityT buildings as <br />applicable. Reports problems to supervisor immediatelyT. <br />D. Tests and services diesel po`vered, standby generators. <br />E. Coordinates `vith contractors to provide service and perform repairs. <br />F. Maintains records of operation, maintenance, and repair of building syTstems. <br />2. Coordinates and monitors contractors and supervises employees. <br />A. Directs, evaluates, and provides work direction to Assistant Facilities Maintenance <br />Superintendent, Maintenance Technicians, Laborers, seasonal staff, and contracted <br />vendors. <br />B. Performs timelyT annual performance reviews of all employTees supervised. <br />3. OveYsees interior and exterior maintenance and Yepair services. <br />A. Ensures painting, minor plumbing, minor electrical repair, lighting (including <br />emergency, exit, and outside lights and timers), minor carpentryT, and other general <br />minor repairs are completed. <br />B. Coordinates with contractors to provide service and perform repairs. (not custodial) <br />4. Oversees light duttT grounds maintenance. <br />A. Ensures snow is cleared from parking lots, side�valks, and entrance areas of cityT <br />facilities. <br />B. Coordinates summer turf and landscaping maintenance. <br />Page 1 <br />
