It was agreed that Building "A" could have up <br />to a 30 foot long dumpster. <br /> <br />COMMISSIONER MORTON MOVED TO APPROVE THE SITE PLAN REVIEW WITH THE FOLLOWING <br />STIPULATIONS: <br /> <br />1. THAT A FIRE HYDRANT BE ADDED IN THE LOCATION RECOMMENDED BY RUSS ANDERSON, <br />FIRE CHIEF. <br /> <br />2. THAT FIRE LANES, AS RECOMMENDED BY FIRE CHIEF, RUSS ANDERSON BE <br />MAINTAINED. <br /> <br />3. THE USES ALLOWED IN THE BUILDINGS MUST BE THOSE APPROVED IN THE PUD <br />AGREEMENT. <br /> <br />4. THAT THE TRASH RECIPICLES BE SCREENED ON ALL SIDES HIGH ENOUGH TO COVER <br />THE TOP OF THE DUMPSTER, AND THAT THE DESIGN OF THAT SCREENING BE <br />COMPATIBLE WITH THE BUILDING DESIGN AND DUMPSTERS BE LOCATED AS INDICATED. <br /> <br />5. TWELVE TREES BE PLANTED ALONG THE EAST PROPERTY LINE, SIX MAPLES, SIX ASH, <br />SIX OF THEM 18 TO 20 FEET HIGH AND THE OTHER SIX NOT LESS THAN TEN FEET <br />HIGH. <br /> <br />6. THAT SEVENTEEN FEET OF LANDSCAPING BE ADDED TO THE SITE ON THE WEST SIDE <br />OF BUILDING "A" NORTH OF THE STEEPLE AND 6 FEET OF LANDSCAPING BE ADDED <br />TO THE WEST SIDE OF BUILDING "A" SOUTH OF THE STEEPLE. <br /> <br />7. THAT 6 FEET OF LANDSCAPING BE ADDED IN FRONT OF BUILDING "B" ALONG THE <br />WEST SIDE. <br /> <br />8. THAT SIGNAGE BE LIMITED TO 432 SQUARE FEET FOR BOTH BUILDINGS "A" and "B" <br />IN THAT THE SIGNAGE BE APPROVED BY THE PLANNING COMMISSION AT A LATER <br />DATE. <br /> <br />9. THAT ALL NECESSARY EASEMENTS ASSOCIATED WITH THESE SITES BE MADE OF RECORD <br />PRIOR TO BUILDING PERMIT ISSUANCE INCLUDING THE EXTENT ION OF THE EASEMENT <br />TO BUILDING "B" IF THE COUNCIL APPROVES THE ADMINISTRATIVE SUBDIVISION <br />SPLITTING THE SITE FOR BUILDING "B" FROM THE REST OF PARCEL VI. <br /> <br />10. THAT THE LOADING AREAS BE LOCATED AS INDICATED ON THE ATTACHED SITE PLAN. <br /> <br />11. THAT A DRAINAGE PLAN IS PREPARED AND APPROVED BY THE CITY ENGINEER PRIOR <br />TO BUILDING PERMIT ISSUANCE. <br /> <br />12. THAT THE GAP BETWEEN THE DRIVE AND THE PARKING JUST EAST OF THE HANDICAP <br />PARKING STALLS FOR BUILDING "A" BE REDUCED TO A WIDTH THAT A CAR CANNOT <br />PASS THROUGH. <br /> <br />13. THAT THE LANDSCAPING OTHER THAN THOSE PREVIOUSLY MENTIONED, AND THE <br />PARKING, BE COMPLETED AS INDICATED ON THE SITE PLAN. <br />
