Wver <br />April 26, 2022 <br />Heidi, <br />Thank you for your email on April 22, 2022, regarding the Planning Commission memo and conditions. We have <br />commented on each of your seven bullet points below. We will also share this with the Planning Commission, so they <br />are aware of your concerns. <br />• Hours of operation — Thank you for the notation on page 3 however the hours requested are not reflected on page 1 <br />under bullet point number 2 <br />That is correct, page 3 states: Staff recommends the current hours of operation continue as follows. We are <br />recommending it stay the same but have noted you are requesting the change. I will make this clear during the <br />meeting and the commission will make their recommendation. <br />Bullet 4 — I have a message out to our guys to confirm this is standard... why is the city suggesting a 45' setback <br />when it appears code states 25' foot? <br />Sec. 30-1852. - Performance standards. <br />(a)Wetland buffer strip. A minimum 25-foot buffer strip <br />(b)Wedand buffer strip setback. A minimum 20-foot setback from wetland buffer strips <br />The combined setbacks require a 45' setback for all improvements. <br />• Bullet 6 — ohhhh man — sneaky, sneaky... I cannot commit to this. I don't think I should have to either if MNDOT <br />is working with us at this time. This is a long term goal, but will take many, many, many years of planning to change <br />the whole movement of ingress/egress throughout the property. This simply is not in the cards right now and move <br />to strike this almost immediately. <br />We continue to be transparent with our analysis and recommendations. Access through the project site; area has <br />frequently been discussed whether via a frontage road or as identified in the Gravel NIining Area Land Use, <br />"Transportation, and Utility Plan. We also discussed this during our meeting on February 17, 2022, specifically <br />ongoing traffic concerns and how including the Lemmon property will provide access onto the property to alleviate <br />ingress/egress traffic issues currently taking place on Highway 169. Staff makes recommendations to the Planning <br />Commission, and then they make their recommendations to the City Council. The Council will consider the <br />comments from the Planning Commission, staff, and outside agencies, along with your comments and concerns to <br />{etertnitie what conditions will be required for approval.
