<br />. <br /> <br />. <br /> <br />. <br /> <br />As can be seen above, Old town currently includes almost every residential and commercial <br />zoning district. In response to this fact, staff has collected information on a zoning concept <br />called "form based zoning" (attached). Form based zoning replaces conventional Euclidian <br />or use based zoning with regulations that shape the form of development. Form based <br />zoning includes three main components: the regulating plan, building envelope standards <br />and architectural and streets cape standards. The regulating plan identifies the building <br />envelope,standards to be applied to specific properties. The building envelope standards <br />establish basic guidelines for building form, including height, setbacks ana fenestrations. The <br />architectural and streetscape standards regulate exterior design, landscaping, lighting and <br />pedestrian features. <br /> <br />The attached zoning map and form based zoning information is intended as background <br />information and to stimulate discussion about what the Old Town district is and what it <br />could be. <br />
