BLOCK 1. ELK RIVER PLAZA 2ND ADDITION BY MR. KEN <br />BARTHEL. SUBJECT TO THE FOLLOWING CONDITIONS: <br /> <br />1) THAT THE PHASE 2 AREA BE LANDSCAPED AS GREEN AREA UNTIL DEVELOPED. <br /> <br />2) THE DUMPSTER BE SCREENED. <br /> <br />3) THAT A MAXIMUM OF 520 SQ. FT. OF SIGNAGE BE ALLOWED INCLUDING: <br /> <br />A. A 30 INCH SIGN BAND ON THE NORTHSIDE OF THE BUILDING ONLY. WITH <br />UNIFORM LETTERING CONTAINED WITHIN THE SIGN BAND. <br /> <br />B. A FREE-STANDING 15 FT. HIGH BY 6 FT. WIDE PYLON SIGN. WHICH MAY <br />BI ILLUMINATED INTERNALLY WITH FLORESCENT TUBING. FROM DAYLIGHT <br />TO 10:00 PM. <br /> <br />4) <br /> <br />ANY LIGHTING SHALL BE DIRECTED AWAY FROM RESIDENTIAL AREAS. <br /> <br />5) A 20 FT. FIRELANE ON THE SOUTHS IDE OF THE BUILDING. <br /> <br />6) A 15 FT. DESIGNATED STRIPED LOADING AREA BE MAINTAINED. <br /> <br />7) THE APPROVAL OF THE FIRE CHIEF I S GRANTED. <br /> <br />8) THE GREEN AREA AND PARKING BE CONSTRUCTED AS PRESENTED IN THE SITE <br />PLAN. <br /> <br />COMMISSIONER MORTON SECONDED THE MOTION. THE MOTION PASSED 6-0. <br /> <br />9. Sign Request for Deerfield 3rd Addition <br /> <br />Mr. Gerry Smith explained his request to place a 12 ft. high 128 sq. ft. <br />sign at the northeast corner of the intersection of Elk Hills Drive and <br />Highway //169. <br /> <br />Discussion was carried on regarding the 3 ft. by 16 ft. band of signs to <br />be placed just under the larger sign advertising the various builders in <br />the new subdivision. <br />
