THE MOTION PASSED 6-0. <br /> <br />8. Site Plan Review on Lot 3. Block 1. of the Elk River Plaza 2nd Addition <br /> <br />Mr. Skip Sorenson explained plans for a 113.000 square foot single story <br />office/retail complex to be located west of the Coast-to-Coast building <br />on 2.6 acres at Jefferson Lane and Freeport Avneue. Mr. Sorenson stated <br />that Phase 1 will include 8.000 sq. ft. of office/retail space and Phase <br />2 will include up to 8.000 sq. ft. additional space. He further stated <br />that a minimum of forty-three parking spaces are required and the site <br />plan shows sixty-two spaces provided. Mr. Sorenson explained <br />that the employee parking will be in back and the customer parking will <br />be in front of the building. off Jefferson Lane. He stated that there <br />will be two accesses to the property,38% of site will be landscaped <br />green area. that the property will be serviced by City water and <br />sewer and underground utilities. Further. he explained that the building <br />is designed to fit well in a residential setting with wood casement <br />windows and gables. Also. the refuse area would be screened. <br /> <br />It was the consensus that the City would have no reason for objection to <br />the "condo" concept of tennant ownership (paint to paint). <br /> <br />Mr. Ken Barthel stated that all of the parking would be developed in <br />Phase 1 except for nine spaces which would be completed with Phase 2 in <br />the spring. <br /> <br />Mr. Rohlf stated that Mr. Terry Maurer. City Engineer. has reviewed the <br />drainage plan and finds it accepteab1e. Mr. Rohlf also stated that the <br />Fire Chief has not yet approved the plan. but he is requesting that the <br />back drive area be maintained as a fire lane. <br /> <br />It was the consensus that a 35 foot drive area be utilized with a 15 foot <br />striped loading area. <br />
