Mr. Rohlf stated <br />streets were named in compliance with City street name grid <br /> <br />Commissioner Wilson asked how close a home could be built to the gas line <br />easement. Mr. Rohlf stated that a home cannot be built on the easement. <br />Commissioner Wilson further questioned whether or not there was a <br />buildable site between the gas line and tracks on some of the lots. Mr. <br />Taylor noted that in the worst case, there still was approximately 200 <br />feet of building room. <br /> <br />Mr. Rohlf noted that Street Superintendent Phil Hals has requested that <br />the streets be designed in accordance with urban section, as he <br />is experiencing shoulder erosion in other rural areas. <br /> <br />Mr. Taylor explained the specific lots in item 5 of Mr. Rohlf's memo as <br />follows: <br /> <br />(1) Lot 11, Block 3 will have some excavation work done to make it <br />buildable. <br /> <br />(2) Lot 3, Block 4 will have a 24 in. to 30 in. culvert installed. <br /> <br />(3) Lot 7, Block 4 will still have a buildable site even with the <br />draingage easement. <br /> <br />(4) Lots 4, 5 and 6, Block 3 Lot 4 will have a building site <br />approximately 125 ft. from the railroad tracks and Lots 5 and 6 will <br />be approximately 150 feet from the railroad. <br /> <br />Mr. Smith <br />plan must <br /> <br />stated that <br />be provided <br /> <br />in order to obtain FHA approval, a contour site <br />showing location of buildable site on each lot. <br /> <br />Discussion was carried on regarding the 2,000 ft. dead-end street. Mr. <br />Rohlf stated that due to current language in the Citys Zoning Ordinance <br />which allows no more than a 500 ft. dead-end street. the staff <br />recommended denial of the preliminary plat as presented. <br />
