The buyers of the property Mr. & Mrs. Decher and Mr. & Mrs. Nora are <br />willing to enter into a Developers Agreement. It was agreed that the <br />original Developers Agreement needed revising and should be sent to <br />the City Attorney for review and then sent back to Mr. Santwire and <br />the new property owners for signature prior to recording. <br /> <br />5. <br /> <br />Mr. Santwire stated <br />lots for drainage <br />the need arose. <br /> <br />that Outlot A would adequately serve all three <br />purposes and could be altered to take on more if <br /> <br />6. Mr. Santwire explained that the previously approved seven uses have <br />been incorporated into the abstract and are recorded so that a future <br />buyer clearly understands what type of retail will be permitted and <br />which types won't. <br /> <br />Mr. Santwire explained that the proposed building #3 would probably <br />have five tennants. At this time, it appeared there may possibly be <br />a secretarial service with a printing operation, an insurance agency <br />and a television sales and repair store. <br /> <br />7. Mr. Santwire stated that he is requesting a 12 ft. by 18 ft. by 24 <br />ft. high free-standing pylon sign to be placed along Dodge Avenue. <br />He further stated that he agreed not to place three free-standing <br />signs (one for each building) at the time of final plat approval. if <br />he were allowed to place two signs on Dodge Avenue. He stated that <br />the first sign is 22 ft. high and approximately 128 sq. ft. <br /> <br />Chairman Tral1e stated that he recommended a smaller sign and <br />requested that Mr. Santwire submit two or more schematic drawings to <br />the City Council, so they would have a better idea of what the sign <br />would look like. perhaps 12' x 14' and 12' x 18' and another size. <br />Mr. Santwire stated that there is about 13.5 ft. between the parking <br />lot and Dodge Avenue; the area where the sign is to be located. Mr. <br />Santwire stated that the sign would be flood lighted either from the <br />top or the ground, but that the sign itself would not be illuminated. <br />
