.

.

.

Planning Commission Minutes
April 22, 1986

2

4.

Conditional Use Permit for Campground-Art Raudio/P.H.

Mr. Raudio reviewed and updated the campground proposal for the Planning
Commission. He noted that since the concept review of the campground they
had obtained another 40 acre parcel and they had an additional proposal
for an additional nine hole golf course that would bring his property to
County Road 12 and provide an additional access that way. He further
indicated that the remaining 30 acres would not be part of the conditional
use.

Chairman Tralle opened the public hearing.

Mr. Raudio indicated they would be putting in another entrance and accessing
the campground for County Road 12. This is where the Welcome Center would
be.

The Building and Zoning Administrator indicated that he felt County Road
12 would be a better access as County Road 40 is not that good of a road.
The County had indicated they prefer the main access to the campground be
from County Road 12.

Mr. Weldon Schultz of 10743 181st Avenue N.W. was concerned about traffic
on the Holidays. Mr. Raudio indicated there would only be three main Holi-
days where there would be a lot of traffic and he felt this would not be a
problem.

It was questioned by one of the residents if a study had been made on the
traffic on County Road 12 and further indicated he would like to see some
study done on monitoring traffic. He felt the shoulders would not hold up
on County Road 12 with the increase of traffic and a turning lane should
be provided.

Mr. Thomas Christian of 10980 181st was also concerned about the traffic.

Mrs. Charles Holzem was present and indicated they own 80 acres and are
dairy farmers and there would be times we will be on County Road 12 with
our heavy equipment which would be interfering with traffic.

A question was brought up regarding who will pay for water, sewer and
streets. Mr Raudio indicated the project will pay for this and the
people would not be responsible.

Mary Jo Miske was also concerned about the traffic and felt that the
number of RV's on the proposed acres would be too many.

Traffic was dicussed in length by the Planning Commission and Chairman
