<br />. <br /> <br />. <br /> <br />. <br /> <br />Planning Commission Minutes <br />April 22, 1986 <br /> <br />15. Consider Final Plat Approval for Deerfield 3rd Addition. <br /> <br />Mr. Jerry Smith of the Elk River Development Corporation was present and <br />reviewed this item for the Planning Commission indicating the sub-division <br />consists of approximately 126 acres and is proposed to be developed into <br />229 single family lots. All the proposed lots are served by City water <br />and all but thirteen by City santitary sewer. <br /> <br />Discussion was held regarding a large sign for the whole development. It <br />was the consensus of the Planning Commission that two signs be allowed <br />totalling 200 square feet. <br /> <br />The Building and Zoning Administrator indicated that EAW, Environmental <br />Assessment Worksheet, should be completed before final plat approval and <br />before any grading should be done, also all site work should wait until we <br />have an agreement. <br /> <br />COMMISSIONER WILSON MOVED TO RECOMMEND TO THE CITY COUNCIL TO APPROVE THE <br />FINAL PLAT FOR DEERFIELD 3RD ADDITION WITH THE CONDITIONS OUTLINED IN THE <br />BUILDING AND ZONING ADMINISTRATOR'S MEMO AND WITH THE ADDITIONAL <br />RECOMMENDATION THAT TWO SIGNS BE ALLOWED TOTALLING 200 SQUARE FEET. <br />COMMISSIONER BARRETT SECONDED THE MOTION. THE MOTION PASSED 4-0. <br /> <br />16. <br /> <br />Ordinance Interpretation/Garages in C-3B Zone <br /> <br />The Building and Zoning Administrator presented this item to the Planning <br />Commission and indicated Mr. Eisenschenk is interested in building a 50 <br />foot by 70 foot garage to park semi-trailers in a C-3B zone. <br /> <br />It was the consensus of the Planning Commission that the interpretation of <br />the garage would be classified as a Truck Terminal and a conditional use. <br />It was also the consensus that they add the condition that Mr. Eisenschenk <br />clean up his mess prior to a building permit being issued. <br /> <br />17. Adjournment <br /> <br />There being no further business, COMMISSIONER WILSON MOVED TO ADJOURN THE <br />MEETING. COMMISSIONER FUCHS SECONDED THE MOTION.
