.

.

.

Page 4

Planning Commission Minutes
October 27, 1987

Gary Santwire stated that he did not think the amount of parking space
required by the City was enough. His site plan has more than the minimum
parking spaces. Mr. Santwire further stated that the parking spots would
not be in the way of exit doors, the doors would be recessed into the
building. The employee parking would be designed in the back of the
build ing.

Discussion was held in regards to the loading area. It was the consensus
of the Planning Commission that the loading area would have to be in the
back of the building and not in the front where the customers would park.

Russ Norha explained that all of this new development is adding value to
the City of Elk River. He appreciated all of the scrutiny that the City
is using on this plan, and he hopes the City is using it with all of the
requests they get from other people, and not just this one.

Landscaping was discussed. Mr. Santwire explained they have not seeded
the area that does not have a building on it yet. He requested the
Planning Commission's patience regarding this matter.

Steve Rohlf, Building and Zoning Administrator, noted that it was
pointless to seed this time of the year. He further stated that they
will give Mr. Santwire until September 15, 1988 for construction to start
or the remainder of the lot must be landscaped.

COMMISSIONER MORTON MOVED
PARCEL VI IN BARRINGTON
STIPULATIONS:

TO RECOMMEND APPROVAL OF THE SITE PLAN OF
PLACE PUD BY GARY SANTWIRE WITH THE FOLLOWING

1. ALL SIGNAGE OF THE NEW ADDITION AND BUILDING "CD IS SUBMITTED TO THE
PLANNING COMMISSION FOR APPROVAL.

4. DRAINAGE BE APPROVED BY THE CITY ENGINEER.

5. AND SHRUBS AS SHOWN ON THE
SITE PLAN.

8. TRIES WILL BE CONTINUED BEHIND BUILDING DC" JUST LIKE THEY ARE
BEHIND BUILDINGS "A" AND "B"

9.

THAT THERE BE CONSISTENT SPACING BEHIND BUILDING DC"
