Preliminary Plat Review (Barrington Hills) by Linda Norah/P.H. <br /> <br />Chairman Wilson stated that Linda Norha is requesting preliminary plat <br />review of Barrington Hills. Mrs. Norha proposes to split 3.5 acres of <br />land into 12 single family lots. <br /> <br />Discussion was held by the Planning Commission in regards to the drainage <br />plan. Commissioner Fuchs was concerned about the drainage and would like <br />Terry Maurer, City Engineer, take a closer look at the drainage plan and <br />make sure it works. Commissioner Fuchs was further concerned about the <br />high density area and would like to see this 8 residential units instead <br />of 12 residential units, as he thinks there is not enough acres for 12 <br />lots. <br /> <br />COMMISSIONER BARRETT MOVED TO RECOMMEND TO THE CITY COUNCIL APPROVAL OF <br />THE PRELIMINARY PLAT FOR BARRINGTON HILLS WITH THE FOLLOWING CONDITIONS. <br /> <br />1. THAT THE WATER SERVICE TO THE PROPOSED PLAT BE A 6 INCH SYSTEM AND <br />APPROVED BY THE CITY ENGINEER. <br /> <br />2. THAT THE ROAD THROUGH THE COMMERCIAL AREA BE 36FT. WIDE WITH <br />CONCRETE CURB AND GUTTER. <br /> <br />3. <br /> <br />THAT THE RESIDENTIAL PORTION OF THE PROPOSED ROAD BE 32 FT. WIDE <br />WITH CONCRETE CURB AND GUTTER BUILT TO A 7 TON DESIGN. <br /> <br />4. THAT THE PROPOSED CUL-DE-SAC HAVE A 40 FT. RADIUS TARRED AREA. <br /> <br />5. THAT A DEVELOPER AGREEMENT IS ENTERED INTO IN REGARDS TO THIS <br />PLAT. <br /> <br />6. THAT A LETTER OF CREDIT IS ESTABLISHED FOR THE IMPROVEMENTS THAT <br />WOULD BE ACCEPTED BY THE CITY. <br /> <br />7. THAT DETAILED PLANS FOR SEWER. WATER, GRADING. STREET LIGHTS, <br />DRAINAGE AND ROAD CONSTRUCTION BE SUPPLIED TO THE CITY FOR REVEIW <br />PRIOR TO FINAL PLAT APPROVAL. ALSO THAT THESE PLANS BE DONE BY <br />SOMEONE QUALIFIED TO DO THEM. <br /> <br />8. THE NAME OF THE PROPOSED STREET SHOULD BE 8TH STREET. <br /> <br />COMMISSIONER KIMBALL SECONDED THE MOTION. <br />COMMISSIONER FUCHS OPPOSSED. <br /> <br />THE MOTION PASSED 5-1. <br /> <br />16. Signage Request by Gary Santwire for Pace1 VI of Barrington Place PUD <br /> <br />COMMISSIONER FUCHS MOVED TO APPROVE THE SIGN REQUEST ON PARCEL VI or <br />BARRINGTON PLACE PUD BY GARY SANTWIRE RECOMMEND ING CONFORMITY AND <br />CONTINUITY IN SIZE OF THE SIGNS. COMMISSIONER KIMBALL SECONDED THE <br />MOTION. THE MOTION PASSED 6-0. <br />
