Consider an Ordinance Amendment to Allow the Sales of Manufactured Homes <br />by Bridgestone Enterprises/Public Hearing <br /> <br />Discussion was held regarding the uses within a C-3B/Highway Commercial <br />District as a conditional use. This would allow the Commission to put <br />conditions on this sort of business. <br /> <br />COMMI SSIONER BARRETT MOVED TO RECOMMEND TO THE CITY COUNCIL THE APPROVAL <br />OJ THE ORDINANCE AMENDMENT REQUEST BY BRIDGESTONE ENTERPRISES TO ALLOW <br />THE SALES AND DISPLAY OF MANUFACTURED STRUCTURES WITHIN A C-3B/HIGHWAY <br />COMMERCIAL ZONE AS A CONDITIONAL USE. COMMISSIONER TEMPLE SECONDED THE <br />MOTION. THE MOTION CARRIED 6-0. <br /> <br />12. Conditional Use Permit by Bridgestone Enterprises (Mobil Home Sales) <br />Public Hearing <br /> <br />The Building and Zoning Administrator introduced the conditional use <br />permit request by Mr. John Taggart of Bridgestone Enterprises and <br />explained that they are requesting a conditional use permit to allow the <br />sale and display of manufactured homes and manufactured structUres within <br />a C-3B/Highway Commercial Zone. <br /> <br />Chairman Wilson stated that the ordinance does not address this type of <br />business and we can not discriminate as long as they meet all the City <br />requirements. <br /> <br />Mr. Taggart indicated that they are proposing to use a manufactured home <br />as a model. The size proposed for this model is 26 ft. by 54 ft. <br />Besides the model there would be other manufactured homes on this site <br />that are waiting to be delivered. <br /> <br />Chairman Wilson opened the public hearing. There being no one for or <br />against the matter, Chairman Wilson closed the public hearing. <br /> <br />The following concerns were discussed by the Planning Commission: <br />Lighting for security reasons, storage of homes on a temporary basis, <br />model home being placed on a permanent foundation to assure the safety of <br />those within the structure. <br /> <br />The Building & Zoning Administrator stated that Mr. Taggart is proposing <br />to lease this property and, therefore, his operation may be somewhat <br />temporary. <br /> <br />Chairman Wilson indicated that he would like to see the model and site <br />look attractive and be landscaped, this would be more apea1ing for <br />customers and bypassers on Highway 10. <br />
