<br />. <br /> <br />. <br /> <br />. <br /> <br />Page 2 <br /> <br />Planning Commission Minutes <br />July 28. 1987 <br /> <br />Steve then listed the principal and conditional uses for a C-2 and C-4 <br />zone and referred the Planning Commission and public to the land use map. <br /> <br />Commissioner Kimball stated that he spoke to neighbors in the <br />feels that the whole area should be taken into consideration. <br />explained that he would feel better rezoning a whole block, or <br />of blocks. rather than two lots. <br /> <br />area and <br />Kimball <br />a number <br /> <br />Chairman Wilson shared his feeling that rezoning these two lots would be <br />a step in the direction of rezoning the entire area. <br /> <br />Commissioner Kropuenske, also a member of the Growth Management Task <br />Force. stated that he feels the area will become commercial. <br /> <br />Chairman Wilson questioned the time frame for this change. Chairman <br />Wilson stated he feels that by recommending approval to the City Council, <br />the Planning Commission would be telling them that this is the direction <br />the property is going. <br /> <br />Commissioner Kimball agreed with this statement and explained by stating <br />that he doesn't want to see the neighbors hanging in limbo any longer <br />regarding their property. Kimball also stated that he would like to see <br />people forewarned about building in the specific area of Elk River where <br />the district is likely to be changed. <br /> <br />Commissioner Kropuenske stated that he would not feel comfortable waiting <br />on this request. <br /> <br />Chairman Wilson opened the public hearing. <br /> <br />Kermit Bode commented that he feels the zone change is being requested 15 <br />years late. <br /> <br />Peggy Bode questioned rezoning larger areas of property. Mrs. Bode also <br />asked whether or not single family residences can be built in a C-2 or C- <br />4 zone. Rohlf explained that both residences and garages are conditional <br />uses in these zones. <br /> <br />Mr. Don Dreissen questioned the proposed use of the property. <br /> <br />Commissioner Temple questioned <br />accommodate a commercial site. <br />it does meet the requirements. <br /> <br />whether or not the lot is large enough to <br />Rohlf gave the dimensions and stated that <br /> <br />Peggy Bode questioned the change in property lines. <br /> <br />Joe Kretsch made a comparison of traffic patterns and people for <br />mulitiple dwellings as opposed to one commercial business. <br /> <br />Craig Willey of Sherburne Title Guarantee explained his proposed use and <br />stated that he feels it would be attractive to the neighborhood. <br />
