<br />Page 4 <br /> <br />. <br /> <br />Planning Commission Minutes <br />7/25/89 <br /> <br />Don Schroeder explained that they had a revised site plan from Penz Oil <br />showing a 40 ft. by 30 ft. building. Mr. Schroeder indicated that the <br />reason they wanted the additional 10 ft. was to expand the waiting area. <br />The new plan shows a bigger waiting area. This would put us within 11 <br />ft. from the property line with the building. Mr. Schroeder further <br />indicated that if the future expansion was a problem they would eliminate <br />this. <br /> <br />Mr. Artac indicated that they had reviewed a number of sites in town and <br />demographically this site ties in the best with the car wash to run a <br />successful operation. Mr. Artac indicated that they would like to rework <br />their plan to accommodate the Commission's concerns rather than look for <br />a new site. Mr. Artac further indicated that this corner of the mall was <br />a very popular site as this is going to be servicing a lot of people from <br />the community. This seems to be a favorite site and if at all possible <br />we would like to rework our plans. <br /> <br />COMMISSIONER EBERLEY MOVED TO RECOMMEND TO THE CITY COUNCIL THAT THIS <br />ISSUE BE TABLED UNITL THE FOLLOWING MONTH TO ALLOW THE PETITIONERS TO <br />WORK ON AN ALTERNATIVE PLAN. COMMISSIONER FUCHS SECONDED THE MOTION. <br />THE MOTION CARRIED 5-0. <br /> <br />. <br /> <br />Steve Bjork indicated that since this is not the site plan you want. you <br />should problably table the site plan review and PUD Agreement to allow <br />two structures on this lot. Mr. Bjork further indicated that they could <br />also consider the "Motor Vehicle Service Station" request. but suggested <br />tabling this also so staff could have time to come back with new <br />definitions for "Motor Vehicle Service Station" and "Auto Repair Shops" <br />to differentiate between the two operations. <br /> <br />COMMISSIONER EBERLEY MOVED TO AMEND THE MOTION TO TABLE THE ENTIRE <br />PROPOSAL (TWO STRUCTURES ON A LOT. SITE PLAN REVIEW AND MOTOR VEHICLE <br />SERVICE STATION). COMMISSIONER FUCHS SECONDED THE MOTION. THE MOTION <br />CARRIED 5- O. <br /> <br />At this time the Commissioners <br />recommendation. <br /> <br />gave <br /> <br />their <br /> <br />reasons <br /> <br />for <br /> <br />their <br /> <br />Chairman Kimball would like to see more green space as this is an <br />important consideration for future salability of the site. <br />Chairman Kimball further indicated that he was concerned with the access <br />off of Freeport Avenue. shape of the lot and problem with setbacks. He <br />indicated he had a problem with the definitions for "Auto Repair Shop" <br />and "Motor Vehicle Service Station." <br /> <br />. <br /> <br />Commissioner Fuchs indicated he <br />flopped. Commissioner Fuchs was <br />would like to see and a better <br />"Motor Vehicle Service Station." <br /> <br />would like to see the building flip <br />in agreement with Chairman Kimball he <br />definition for "Auto Repair Shops" and <br /> <br />Commissioner Johnson was also concerned about the lack of green space and <br />felt there was a problem with the setbacks. <br />
