<br />. <br /> <br />. <br /> <br />. <br /> <br />Planning Commission Minutes <br />April 25. 1989 <br /> <br />Chairman Kimball opened the public hearing. There being no one for or <br />against the matter. Chairman Kimball closed the public hearing. <br /> <br />Commissioner Olsen was concerned with RV's entering and exiting the <br />property from their East entrance off of 167th Avenue. The applicant <br />indicated that only customers will be using the east entrance and the <br />west entrance will be used for the accessing of large vehicles. <br />Commissioner Fuchs was also concerned with 167th Avenue and would like <br />the frontage road left. open. <br /> <br />Commissioner Fuchs questioned the test driving of RV's. The applicant <br />indicated that all test driving of vehicles will be done only on Highway <br />10. The applicant further indicated that no test driving will take place <br />in the residential area to the west of the property. <br /> <br />COMMISSIONER EBERLEY MOVED TO RECOMMEND TO THE CITY COUNCIL APPROVAL FOR <br />A CONDITIONAL USE PERMIT BY PRO MOTORS BASED UPON THE FINDINGS OF FACT <br />SUBJECT TO THE NINE STIPULATIONS AS OUTLINED IN STAFF'S MEMO WITH <br />ADJUSTMENT TO NO. 4 AND NO. 5 ALSO WITH THE ADDITIONAL SIX <br />STIPULATIONS: <br /> <br />1 . THE SITE SHALL BE DEVELOPED AS PER THE APPROVED SITE PLAN. <br /> <br />2. THE DISPLAY AREA SHALL BE HARDSURFACED AND DUST FREE. <br /> <br />3. THE DISPLAY OF VEHICLES SHALL NOT BE PERMITTED ON ANY AREAS <br />INDICATED AS GREEN AREA ON THE SITE PLAN. <br /> <br />4. SIGNAGE SHALL BE INSTALLED TO DIRECT LARGER VEHICLES TO USE THE WEST <br />ENTRANCE. <br /> <br />5. NO TEST DRIVING OF VEHICLES SHALL BE PERMITTED IN THE RESIDENTIAL <br />AREA LOCATED TO THE WEST OF THIS SITE. <br /> <br />6. FUTURE LIGHTING SHALL BE AS PER CITY CODE. <br /> <br />7. FINAL DRAINAGE TO BE APPROVED BY CITY ENGINEER. <br /> <br />8. THE AUTO DETAILING AREA SHALL BE USED SOLELY BY PRO MOTORS AND NOT <br />BE OPEN TO THE PUBLIC. <br /> <br />9. THE CONDITIONAL USE PERMIT SHALL BE SUBJECT TO A SIX MONTH AND ONE <br />YEAR REVIEW. <br /> <br />10. ANY ADDITIONAL SIGNAGE BE PER CITY CODE. <br /> <br />11. SALES AND DISPLAY SHALL BE LIMITED TO RV'S. TRUCKS AND CARS. <br /> <br />12. TRASH RECEPTACLE SHALL BE SCREENED. <br /> <br />13. <br /> <br />ALL IMPROVEMENTS SHALL BE DONE BY THE SIX MONTH REVIEW. <br /> <br />14. <br /> <br />MAINTAIN 25 FT. FROM THE END OF ALL <br />STALLS TO ANY DISPLAY AREA. <br /> <br />STREET <br /> <br />PARKING <br /> <br />OFF <br /> <br />4. <br />
