He <br />provided an overview of their concept and discussed developer experience, site <br />location, lot dimensions, surrounding land uses, zoning, and budget/taxes. He <br />discussed parking requirements noting Elk River has a higher requirement than other <br />communities. He stated most city codes require two stalls per unit, but Elk River <br />requires 2.86 stalls per unit. His concept proposes 116 stalls, which is 2.11 per unit <br />and would require a variance. <br />Dean Dovolis, DJR, discussed the proposed site layout and proof of parking option. <br />He suggested building part of the project and leaving a certain area open to gauge <br />r rNATUREE] <br />
