There is approximately one acre of usable land with <br />potential to increase the size. <br />Staff to research whether there are existing soil reports for all the parcels. <br />Staff is also exploring the environmental impacts, mitigation, and criteria for <br />adding fill to the site. <br />Northstar Business Parcels (17610 Tyler Street) <br />• What is the appetite for subdividing the land? <br />• What are thoughts on a spec building? (speculative building are built by <br />developers with the goal of attracting tenants) <br />The Authority is not opposed to a lot split, but noted they don't want the access <br />located on Main Street and if the land is split, there would have to be an interior <br />road or access agreement. <br />The Authority is open to a private entity constructing, owning, and operating a <br />spec building. <br />9.
