COMMISSIONER ANDERSON SECONDED THE MOTION. THE MOTION <br />CARRIED 6-0. <br /> <br /> <br /> <br /> <br />Staff report by Steve Ach. LeFebvre Companies, Inc. has requested approval for <br />the following: <br /> <br />A. Rezoning of approximately 3 acres from 1-1 (light industrial) to PUD <br />(planned unit development). <br /> <br />B. Preliminary Plat to subdivide approximately 11 acres into one industrial <br />lot and two outlots. <br /> <br />C. Conditional Use Permit for site plan review of the planned unit <br />development. <br /> <br />LeFebvre Companies is proposing to construct approximately a 16,000 square <br />foot office and truck terminal at the northeast corner of Ulysses street and 171st <br />A venue. Steve highlighted site plan issues as addressed in the staff report. Staff <br />recommends approval of the three requested based on the findings and <br />conditions as outlined in the report. <br /> <br />Chair Thompson opened the public hearing. There being no comments from <br />the public, Chair Thompson closed the public hearing. <br /> <br />COMMISSIONER SULLIVAN MOVED THE PLANNING COMMISSION RECOMMEND <br />APPROVAL OF THE ZONE CHANGE REQUEST BY LEFEBVRE COMPANIES, INC., PUBLIC <br />HEARING CASE NO. ZC 96-13, BASED ON THE FOLLOWING FINDINGS AND THE <br />FACT THERE WAS NO OPPOSITION DURING THE PUBLIC HEARING: <br /> <br />1. THE REZONING AND DEVELOPMENT OF THE LAND IS CONSISTENT WITH THE <br />LAND USE FOUND IN THE COMPREHENSIVE PLAN. <br /> <br />2. THE PROPOSED DEVELOPMENT IS CONSISTENT WITH EXISTING USES AND <br />WILL PROVIDE FOR THE CONSTRUCTION OF ULYSSES STREET TO 171ST <br />IMPROVING EMERGENCY ACCESSIBILITY TO A DEVELOPED INDUSTRIAL <br />PARK. <br /> <br />3. THE REZONING IS CONSISTENT WITH THE CITY'S ECONOMIC DEVELOPMENT <br />STRATEGY TO PROMOTE BUSINESS RETENTION WITHIN THE COMMUNITY. <br /> <br />COMMISSIONER MINTON SECONDED THE MOTION. THE MOTION CARRIED 6-0. <br />
