CU 96-4, BASED ON THE FINDINGS IN <br />THE STAFF REPORT, AND THE FACT THERE WAS NO OPPOSITION DURING THE PUBLIC <br />HEARING, SUBJECT TO THE FOLLOWING CONDITIONS: <br /> <br />1. HOURS OF OPERATION BE FROM 7:00 A.M. TO 10:00 P.M. AS PER CITY <br />CODE. <br /> <br />2. NO EXTERIOR STORAGE RELATED TO THIS BUSINESS SHALL BE ALLOWED. <br /> <br />3. SIGN AGE WILL BE LIMITED TO TWO SQUARE FEET AND MOUNTED FLAT ON <br />THE WALL OF THE DWELLING. <br /> <br />4. <br /> <br />A MAXIMUM OF ONE FULL TIME EMPLOYEE OR EQUIVALENT, OTHER THAN <br />THOSE PERSONS WHO CUSTOMARILY RESIDE ON THE PREMISES, SHALL BE <br />EMPLOYED. <br /> <br />5. Kober Excavating Inc. has requested a <br />conditional use permit for outdoor storage located at 16110 Jarvis Street NW. <br />The property is zoned 1-2 (Medium Industrial) and the surrounding properties are <br />also zoned 1-2. The property contains a house, small garage and two storage <br />sheds. To the rear of the house and garage is a shop facility and outdoor <br />storage area. The applicant, Kober excavating and the current owner Mr. <br />Johnson are planning on subdividing the property in the fall of 1996 into two lots <br />with the intention of the applicant purchasing the shop and outdoor storage <br />area on one lot and Mr. Johnson retaining ownership of the residence on the <br />other. A 12 foot wide paved access will be installed and a paved parking area <br />with four parking spaces on the south side of the shop adjacent to the fenced in <br />
