Steve explained that the subject property is a 29 acre <br />parcel located at the southeast corner of Highway 169 and 197th Avenue. The <br />property is currently zoned R1e (Single Family Residential) and has a land use <br />designation of MR (Medium Density Residential) and HB (Highway Business). <br />Steve explained the four requests by Phoenix Enterprises. The preliminary plat <br />involves ultimately four commercial lots, but this request is for one large lot <br />approximately 11 acres in size, and four outlots. One of the outlots will be a <br />drainage pond and the other three would be future commercial building sites. <br />The development includes the extension of Evans Street from Sax Foods up to <br />197th, as well as some improvements to 197th from Evans west to Highway 169. <br />The Park and Recreation Commission has recommended a 75' wide trail corridor <br />which would extend over to the Hillside Estates area. All of the lots in the <br />proposed plat exceed the minimum lot size in a PUD, which is .8 acres. The lots <br />range in size from 2.5 acres to 11 acres. <br /> <br />The concept plan shows the ultimate development of the PUD which would <br />total approximately 250,000 square feet, with the largest user being Menards <br />
