<br />Planning Commission Meeting Minutes <br />January 28, 1997 <br />Page 8 <br /> <br />. <br /> <br />Dave Hoeschen, Director of Real Estate for Holiday Station Stores, explained <br />Holiday is requesting the back lighting of the canopy be allowed and are willing <br />to turning it off at a reasonable time, such as 10 p.m., by using an electronic <br />timing device. Mr. Hoeschen stated he will provide information requested by staff <br />regarding location of the vacuum, telephone, etc. Mr. Hoeschen indicated he <br />agrees to the requirement for 3 wall signs, but is requesting a 20 ft. high <br />monument style sign consisting of 108 sq. ft. He further requested the Planning <br />Commission accept a 6.8 ft. tall, 26.6 sq. ft. monument entry sign along Freeport. <br />Outdoor storage will consist of merchandise which is kept on roll-out carts and <br />placed on the sidewalk next to the building. The outdoor display merchandise <br />will take up approximately 2 feeJ, leaving a 6 ft. wide sidewalk area open. Mr. <br />Hoeschen indicated the trash will be kept inside the building and collected <br />through a garage type door. <br /> <br />Commissioner questioned whether or not the drive isle to the car wash was wide <br />enough for a vehicle towing a trailer. Mr. Hoeschen indicated the car wash is not <br />designed to accommodate vehicles pulling trailers. <br /> <br />Discussion followed regarding the total amount of signage requested by Holiday. <br />Mr. Hoeschen explained the "reader board" type sign which will be located on <br />the freestanding sign. Further discussion followed regarding grades on the site. <br /> <br />. <br /> <br />COMMISSIONER MESICH MOVED THE PLANNING COMMISSION RECOMMEND <br />APPROVAL OF THE REQUEST BY HOLIDAY COMPANIES, INC. FOR A CONDITIONAL <br />USE PERMIT TO OPERATE A MOTOR VEHICLE SERVICE STATION, CONVENIENCE STORE <br />AND DRIVE-THROUGH CAR WASH, PUBLIC HEARING CASE NO. CU 96-25, WITH THE <br />FOLLOWING CONDITIONS: <br /> <br />1. COMMENTS IN TERRY MAURER'S LETTER DATED JANUARY 17, 1997 BE <br />INCLUDED INTO THE REVISED PLANS. <br /> <br />2. HOLIDAY'S PLANS BE REVISED TO CLEARLY REFLECT THE IMPROVEMENTS THAT <br />WILL BE MADE ON LOT 21N CONJUNCTION WITH THE HOLIDAY STATION <br />STORE PROJECT. <br /> <br />3. ADDITIONAL INFORMATION BE PROVIDED IDENTIFYING THE LOCATION OF <br />ALL OUTDOOR DISPLAY AREAS. <br /> <br />4. FREE-STANDING SIGNAGE BE LIMITED TO ONE MONUMENT-STYLE SIGN WITH <br />A MAXIMUM HEIGHT OF 20 FT. AND A TOTAL AREA OF 108 SQ. FT. AND THE <br />SIGN SHOULD INCLUDE AESTHETIC ELEMENTS TO REINFORCE THE MONUMENT <br />STYLE. <br /> <br />5. THAT PORTION OF THE WEST ELEVATION OF THE BACK-LIT CANOPY EXCEPT <br />FOR THE SIGN SHALL BE TURNED OFF BETWEEN THE HOURS OF 10 P.M. AND 5 <br />A.M. TO ELIMINATE THE LIGHT FROM SHINING IN A WESTERLY DIRECTION <br />DURING THE EVENING HOURS. <br /> <br />6. <br /> <br />HOLIDAY COMPANIES WILL BE REQUIRED TO SIGN AN AGREEMENT <br />ACKNOWLEDGING THAT ANY WORK DONE IN THE 30 FT. DRAINAGE AND <br />UTILITY EASEMENT ALONG THE EAST SIDE OF THE PROPERTY WHICH REQUIRES <br /> <br />. <br />
