Holiday Companies, Inc. is requesting a conditional use <br />permit to operate a 4,232 sq. ft. motor vehicle service station/convenience store <br />and a 973 sq. ft. drive-through car wash, at northeast corner of Freeport Ave. and <br />School Street (Lot 1. Block 1. Heying Addition). Steve reviewed issues related to <br />parking, landscaping and signage. Staff recommends Holiday's freestanding <br />signage be consistent with other recent developments along Highway 1 69. Staff <br />further recommends the west side of Holiday's canopy be "blocked out" or <br />turned off during the evening hours so no lighting is projected toward the <br />residential properties to the west. <br /> <br />Staff recommends approval of the conditional use permit for Holiday Station <br />Stores with the 12 conditions outlined in the report to the Planning Commission <br />dated January 28, 1997. <br /> <br />Commissioner Minton questioned whether or not the existing pine trees shown on <br />the plans will remain. Steve Ach indicated given the grading for the storm ponds <br />the trees will be lost. The developer will attempt to relocate the trees on-site. <br /> <br />. <br /> <br />Chair Anderson opened the public hearing. There being no comments from the <br />public, Chair Anderson closed the public hearing. <br />
