Ordinance Amendment: Administrative Review of Permitted Uses <br /> Mr. Carlton presented the staff report. <br /> Commissioner Beise asked if there had been any problems with the administration of <br /> the ordinance. <br /> Mr. Carlton clarified that there have been questions but no roblems. <br /> Moved by Commissioner Johnson and seconded by Commissioner Keisling to <br /> recommend an ordinance outlining the administrative review process for <br /> permitted uses. <br /> Motion carried 7-0. <br /> Mr. Carlton stated that the February Planning ssion meeting would be held <br /> on Wednesday, February 23, 2022. <br /> -------------------------- <br /> Council recessed at 7:00 and re ened at 7:00 p.m. to continue the work <br /> session. <br /> 8. The Mullins Group, Inc. <br /> ■ Concept Review for the Main and Gates redevelopment site, Case No. CR <br /> 22-01 <br /> Carlton presented the staff report. <br /> Matt Mullins, The Mullins Group, and Dean Dovolis, Principle at DJR <br /> Architecture,were in attendance representing the developer,4125 Sub S Corp. <br /> Mr. Mullins stated there was a demand in Sherburne County for market rate housing. <br /> There are a variety of land uses surrounding the site and the proposed 1 3/4 acre <br /> development site would require a zone change, a variance on height, and a discussion <br /> on TIF financing. The proposed development would include 55 units and a <br /> commercial component on the first level. Parking would be in the rear and would <br /> include surface and underground parking. The proposed units would be 2 or 3 <br /> bedrooms. Currently,the parking ratio is lower than the city requires. The cost of the <br /> project is projected as $14.3 million with an estimated $140,000 per year in property <br /> taxes. <br /> 111`41AWRE <br /> . . .. . . . . . . <br />
