Housing and Redevelopment Minutes Page 3 <br /> December 6,2021 <br /> ----------------------------- <br /> ---------------------------------- <br /> HRA recessed at 5:45 p.m. to go into work session. Council reconvened at 5:51 p.m. <br /> 8.1. Main and Gates Development Concept <br /> Mr. O'Neil presented the staff report. <br /> Matt Mullins,Vice-President for Maxfield Research and Consulting, Robin Mooney, <br /> Director of Business Architecture for DJR Architecture, and Dean Dovolis, <br /> Founder/Principal for DJR Architecture were in attendanc presenting Troy Mathwig <br /> of 4125 Sub S. Corp Team. <br /> Mr. Mullins outlined the plan for a mixed-use development including proposed 49 <br /> multifamily units and 4,000 square feet of retail space. He stated that the location connecting <br /> Hwy 10 and Hwy 169 has a traffic count of about 12,000 per day and is a walkable extension <br /> of the downtown area. The project would include an underground garage and surface lot. <br /> Mr. Mullins would be interested in the potential of rezoning. The next step would be to sit <br /> down with the EDA and Planning before refining the concept. <br /> Commissioner Chuba asked abocation of garages for the townhomes. <br /> Mr. Dovolis explained that the garages wo'u1 either be a "common underground garage" or <br /> a "single garage from the rear" depending on land issues. <br /> The Commission asked about the house that is in the project area. Would the developers <br /> contact the homeowner for land acquisition? <br /> Mr. Dovolis stated that, assuming 411215 Sub S. Corp Team was selected,they would <br /> approach the homeowner, <br /> Commissioner Ovall like' the row townhome concept but had concerns with traffic access <br /> on Gates Ave since this is a busy=street. <br /> Commissioner Wagner stated she would like to see more retail and commercial space but <br /> understands that business is changing due to the pandemic. <br /> Chair Toth asked how the commercial section was accessed. <br /> Mr. Dovolis staWthat there was access to the retail section on both sides with parking <br /> behind. <br /> Commissioners agreed 4125 Sub S. Corp Team could continue planning the development at <br /> Main and Gates. <br /> Commissioner Ovall left the meeting at 6:33 p.m. <br />
