Background <br />Partners Real Estate MN LLC, doing business as Partners Real Estate MN and Hardin <br />Companies, is a licensed Minnesota real estate brokerage. <br />Ryan Hardin, Chief Manager of Partners Real Estate MN LLC, is also the Managing Broker <br />who will be dedicated to this project and assign tasks as needed. Ryan's real estate experience began in 2008 <br />and quickly expanded into marketing bank owned assets, property management and <br />commercial real estate. Our experience includes working with a variety of individuals, <br />corporations and non -profits to help our clients achieve their goals (see Supporting <br />Documents). Our firm provides a variety of brokerage services including buyer and seller <br />representation, landlord and tenant representation and property management services. <br />II. Marketing <br />Marketing will consist of signage placed on available property with online advertising in <br />NorthstarMLSO (Multiple Listing Service), MNCAR® (Minnesota Commercial Association of <br />Realtors®), LoopNet®/CoStar® and various social media outlets. In addition, each listing will <br />be posted to over 100 different websites, including individual agent websites, along with <br />mncar.org, crexi.com and thebrokerlist.com, etc. to achieve maximum market exposure. <br />Marketing of individual properties will be targeted to specific user groups based on a site's <br />highest and best use (see Marketing Plan for full details). <br />III. Scope of Services <br />We agree to the "Scope of Services" as defined in the RFQ/P: <br />• Work with and advise the City on strategies for marketing, pricing, development/re- <br />development and sale of subject properties. <br />• Develop, distribute, list, and maintain real estate marketing materials and supporting <br />documents and information. <br />• Conduct market analysis for subject property. <br />• Manage relationships with prospective buyers and brokers, including responding to <br />inquiries, showing property, answering questions for prospects, providing information <br />for available economic development incentives, conducting negotiations, and <br />managing transactions. <br />• Analyze offers from potential buyers and brokers, and provide recommendations to <br />City staff. <br />• Provide regular monthly activity updates to staff (as needed). <br />• Handle other customary real estate broker activities and services. <br />IV. Fee Schedule/Term <br />Fees & terms will be set forth in a separate agreement with The City of Elk River EDA/HRA. <br />We propose a 12 month Exclusive Listing Contract with the City of Elk River EDA/HRA to <br />include Listing Broker Commissions of 6% of sale price. The minimum gross sale price for <br />industrial, retail and/or office land, for the purpose of calculating commission only, shall be <br />$1.50 per square foot (in the event land is sold under market value). <br />Page -3 <br />
