Will not result in the destruction, luss or damage of a natural, <br />scenic or historic feature of major importance. <br /> <br />b. Deni~l for ~oncompliance - If the Planning Commission recommends denial <br />of a conrlitional u~e permit or the Council orders such denial, it shall <br />aCCO'llpany its rt.>commendat.ions or determinations by findings or a report stating <br />how the proposed use does not comply wi th the atJove standards. <br /> <br />5. <br /> <br />Co nd i t 10 ns . <br /> <br />a. In approving a conditional use permit, the Council may impoc;e such specific <br />conditions with regard to the development or operation of the proposed use <br />as it considers necessary to satisfy the standards set forth above and <br />requiremp.nts contained in this Ordinance and to promote compatihility with <br />and minimize any potential adverse effects upon adjacent properties, the <br />neighborhood or the City. Such conditions may include, wi.thout limitation, <br />requirements relating to the following: <br /> <br />i. Ingress and egress to the property and proposed structllres with <br />particular reference to vehicle and pedestrian safety and convenience, <br />traffic flow and control and access in case of fire or other catastrophy; <br /> <br />Ii. Off-street parkinp, and loarling areas "here required and the economic, <br />noise, glare or odor effects of the proposed use on ncnrby property; <br /> <br />iii. Refuse and service areas; <br /> <br />iv. Utilities with reference to location, availability and compatibility; <br /> <br />v. Diking, fencing, screening, landscaping or other facilities to protect <br />adjacent OJ.' nearby prope rty; <br /> <br />45. <br />
