General. A mobile home park may be located only in an R-3 District following <br />th~ receipt of a cornU tional us.~ permi t and tile approval of the mobile home park <br />site plan by the Council and the execution of a development agreement. The plan <br />and permit application shall be processed pursuant to the procedures established <br />in Section 900.42. A plan and permit may be approved only following compliance <br />wi th the provl sions He t forth in this section, Section 900.42, and other applicable <br />provisions of this Ordinance and other ordinances and regulations of the City." <br /> <br />2. Site Plan. An application to establish a mobile home park shall be accompanied <br />by a site plan. The site plan, together with the conditional use permit, shall <br />govern the use and development of the mobile home pal:k. No building permit or <br />certiUcate c.f occupancy shall be issued unless in conformance with the approved <br />site plan ,'100 permit and "any changes in the site plan or permit must be specifically <br />reviewed,and approved bj the Council. The site plan shall include: <br /> <br />a., The name and address of all owners and developers of the proposed mobile <br />home pa rk. <br /> <br />b. The legal description and size in acres of the proposed mobile home park. <br /> <br />c. The location and size of all mobile home lots, convenience establishments, <br />storage areas, recreation areas and facilities, landscaping, water areas, <br />roadways) sidewalks and parking sites. <br /> <br />d. De tailed landscaping and grading plans and sped fications. <br /> <br />e. Pla~n for ~lnitary sewage disposal, surface drainage, fire hydrants, water <br />systems, elcctr leal, gas, telephone and televi sion se rvices, street lighting <br />and topcgraphy diagrams. <br /> <br />f. Location and size of all public roadways abutting the mobile home park <br />and all street and sidewalk accesses frOln such roadways to the mobile home <br />park. <br /> <br />g. Preliminary road construction plans and sped ficatlons, including crosg- <br />sectionE. and curb details. <br /> <br />h. Prelim.loary floor plans, locntions and elev.ltlons for all perl'Danent <br />structun~s. <br /> <br />i. Desc.:r1ption and method of disposing of garbage and refuse. <br /> <br />j. Proposed rules and regulations governing park occupation, operation and <br />ma in ten~nce. <br /> <br />30. <br />
