The totHI allowable amount of lot area, expressed as a <br />percentage,. which may be covered by a principal use and its accessory structures. <br /> <br />41. Lot Depth. The average distance between the front and rear lot lines. The <br />greater' frontage of a corner lot is its depth, ,and its lesser frontageia its width. <br /> <br />42. Lot. Double Fronta~. An interior lot h.'wing frontage on two streets. <br /> <br />43. Lot Line. Front. The boundary of a lot which abuts a street or road. In <br />the ca,Be of a corner lot it shall be the bOllnda ry wi th the shortest dimension on <br />the 8tre~t or road. <br /> <br />44. Lot Line. Rear. The boundary of a lot which is opposite the front lot line. <br /> <br />45. Lot Width. A factory-bullt single-family det1.checl dwelling unit, equipped <br />with necessary service connections, which Is ,novable as a unit and designed for <br />year-round occupancy with or without a permanent foundation. A parcel of land so designed and improved wi th utili ties, <br />parking paths, walks and access roads to accommodate mobile homes. <br /> <br />48. Modular Home. An immobile single-family dwelling unit constructed or <br />fabricated at a central factory and transport~d to a building site where final <br />installation is made. permanently af~ixing the modulp. to the site. A mobile home <br />1s not a modular home. <br /> <br />49. Motor VehIcle ServIce Station. A place where gC\so1!ne or other automobile <br />engine fuel (stored only 1n underground tanks), kerosene or motor oil and lubricants <br />or grease for operation of motor vehicles are sold di rectly to the public on the <br />preidees; including the sale of minor accessories and the servicIng and minor repair <br />of .automobiles. <br /> <br />50. Nonconformin~ Ufle. The use of a structure, land or both lawfully in existence <br />on the effective date of this Ordinance which does not conform to the requirements <br />applicable thereto contained in this Ordinance, or which does not conform to <br />provisions of this Ordinance as subsequently amended. <br /> <br />51. Person. Any i ndi vidual, firm, pa rtnership, corporation, company, association, <br />jofnt stock a8soc1at1.on or body politic including any trustee, receiver. assignee, <br />or'other similar representative thereof. <br /> <br />52. Plot. A tract or parcel of land other tllan a lClt which is occupied and used <br />or intended to be ocC'upied and used as an individual building site, having frontage <br />upon apubllc road, etreet or highway and including at a minimum such yard and <br />open space.as is required under this Ordinance. <br /> <br />53. Premises. A lot or plot wi th requi red front, sf de and rear yards for a <br />dwelling or .other use as allowed under this Ordinance. <br /> <br /> <br />5. <br />
