Streets and Alleys - The full width of the right-of-way of each street <br />and alley dedicated on the plat shall be graded as required. All streets <br />and alleys shall have an adequate sub-base and shall be improved with an all- <br />weather permanent surface in accordance with the design standards specified <br />by the City. Except in areas where lot widths exceed one hundred (100) feet <br />or topography or tree cover dictates otherwise, grading shall provide for <br />easy installation of sidewalks at some future date. <br /> <br />c. Paving - The City Council shall require that all streets and alleys be <br />improved with a concrete or bituminous surface. Streets to be paved shall <br />be surfaced for a seven (7) ton axle weight capacity consistent with the <br />requirements of the City Engineer. If the City Council determines that streets <br />are not to be paved, such streets shall be surfaced with six (6) inches of <br />stabilized gravel to a surface width of thirty-two (32) feet, or such other <br />width approved by the City Council. <br /> <br />d. Concrete Curb and Gutter - Concrete curb and gutter may be required for <br />all paved streets. <br /> <br />e. Sidewalks - Sidewalks may be required along one or both sides of all <br />streets in commercial or industrial areas or in areas where residential density <br />equals or exceeds three (3) dwelling units per net acre of residentially-used <br />land. <br /> <br />. <br /> <br />f. Water Suppl~ - Where a public water supply is available within a reasonable <br />distance of the proposed subdivision, the subdivider may be required to provide <br />a connection to the public .system. The City Council, in the reasonable <br />exercise of its discretion, shall determine the feasibility of this requirement <br />by balancing the cost of constructing the connection against the cost of <br />installing individual wells and the degree of probability of a future public <br />connection. <br /> <br />Where a public connection is determined to be feasible, service connections <br />shall be stubbed into the property line and all necessary fire hydrants shall <br />also be provided. Extensions of the public water supply system shall be <br />designed so as to provide public water service to each lot and shall be in <br />accordance with all applicable City design standards and requirements. <br /> <br />Where a municipal connection is determined to be unfeasible, the subdivider <br />shall state on his preliminary plat that purchasers of individual lots will <br />be required to install their own approved water wells, and shall provide the <br />City with satisfactory evidence that all lot purchasers shall be so informed. <br /> <br />g. Street Li~hting - Street lighting of a type approved by the City may be <br />required at all intersections and other locations within the subdivision. <br /> <br />h. Sewage Disposal - <br /> <br />i. Sanitary sewer mains and service connections shall be installed to <br />serve all the lots in the subdivision and shall be connected to the public <br />sewage system., if available. <br /> <br />. <br /> <br />ii. In areas being developed without connection to the public sewage <br />system and the City has plans to extend public sewer to the area within <br /> <br />21. <br />
