Gravel MiningArea <br />The portion of the Gravel Mining Area west of Highway 169 <br />and 205th Avenue, where mining operations are projected <br />to cease within the next five to 10 years, is identified for <br />high -density residential development. Mixed residen- <br />tial development is recommended in the portion of this <br />area closest to Highway 169 to serve as a transition to the <br />primarily single-family detached neighborhood develop- <br />ment to the south and west. New development in this area <br />should provide connections to the existing neighborhood <br />in the south through a robust network of sidewalks. In <br />addition, this development should also be buffered from <br />industrial activity to the north with deep setbacks and <br />landscaped buffers. <br />The area south of Proctor Road is identified for traditional <br />single-family neighborhood development that blends with <br />existing residential development within the current Urban <br />Service Area to the south.
