Business Park <br />The business park category primarily consists of office <br />and corporate campus development. This use is located <br />with access to major transportation corridors in the city <br />(Highway 169 and Highway 10) and utilizes the city's natural <br />amenities such as its mature tree canopy and riverfront <br />views to create attractive campuses. In addition, business <br />park uses provide a transitional or buffer use between <br />higher intensity industrial and lower intensity residential <br />uses in the city. <br />Industrial <br />The industrial use category includes both heavy and light <br />industrial businesses such as manufacturing, ware- <br />housing, and excavation. These uses are primarily located <br />off of Highway 169, Highway 10, and the BNSF Railroad <br />which provide easy access for the transferring of goods <br />throughout the region. <br />Parks & Open Space <br />The parks and open space land use category includes <br />parks that provide both active and passive recreation <br />options as well as open space areas. Parks consist of public <br />parks owned and maintained by the city as well as private <br />parks in planned subdivisions. Open space areas include <br />preserves or maintained natural areas within the city in <br />addition to detention ponds and creeks within planned <br />subdivisions and commercial or industrial areas. <br />Public/Semi-Public <br />The public and semi-public use category includes local <br />government uses, municipal facilities, community service <br />providers, schools, and places of worship and assembly <br />such as City Hall, fire stations, churches, and Elk River's <br />public schools. Coordination with schools and service <br />providers is key to ensure these essential facilites have <br />capacity and/or are located in areas that can support <br />growth and development as it occurs. <br />Agriculture <br />The agriculture use category includes land that is actively <br />being used for the production of crops, livestock, and farm- <br />ing -related activities. Farmhouses and very low -density <br />single family detached homes on the same parcel utilized <br />for agricultural production are also included in this cate- <br />gory. Agriculture is located primarily in the northern most <br />portion of the city beyond the Urban Service Area. <br />Utilities & Railroads <br />The utility and railroad use category supports local infra- <br />structure and provide right-of-ways or easements for <br />the transmission of gas, electric, water, and sewer.
